Part of the mandate of ABC Home Inspections Service, is to ensure that you receive an objective, professional inspection that is free from conflicts of interest. That means that we are working for YOU - not for your real estate agent. We are not contractors and we do not benefit from the sale or repair of the home. We will not be recommending companies involved in the construction or renovation business. Your inspection will be unbiased and objective.

A home inspection is a visual inspection of the accessible internal and external aspects of the property. This includes systems such as surface grading and drainage, roofing, insulation, ventilation, chimneys, exterior siding, windows and doors, structural integrity, foundation, electrical and plumbing.

It is a comprehensive, visual examination of the physical structure and systems. It covers hundreds of items from the roof to the basement, including the exterior systems, structural, electrical, plumbing, heating & cooling, insulating & ventilating, interior systems, fireplace & chimney, attic, crawlspace, etc.

We work with moisture meters, electrical service panels, gas-leak detectors and thermal imaging. All information is then interpreted into our easy-to-understand comprehensive report, providing you with the necessary information needed to make a worry-free decision with knowledge and confidence.

A typical home inspection takes about 3-4 hours depending on size, age and complexity of inspection. A typical apartment style condo and townhome inspection takes about 2-3 hours.

Single Home Inspection

Our residential property inspection is designed to convey a clear understanding of a home by assessing the condition of most visible and readily accessible areas.

A detailed and thorough home inspection by a qualified, objective professional dispels buyer's anxiety, especially for those who have little experience in the construction industry. It's money well-invested and gives the buyer an honest, unbiased report before they purchase.

A next-day report is delivered directly to the client’s email, after which we encourage you to call us with any questions—even if your questions don’t occur to you until weeks or months later.

During the home inspection process, keep in mind that all homes (even new construction) have problems, and that every problem has a solution. Solutions can vary from a simple fix to a major expenditure, but the bottom line is that having a Pre-Purchase Inspection allows the problem to be identified in advance of buying the home.

Condo/Apartment/Townhome Inspection

In the past, many people believed condo-style apartment buildings were at low risk for moisture-related damage and we are often asked if an inspection should be done when purchasing a condo unit.  Our response is many condo buildings have design features and lack attention to maintenance, which can result in very costly repairs for its owners.  Unfortunately, many home inspectors do not look at any of the building common areas and only inspect inside the unit itself.  We specialize in condo/townhome inspections and spend about the same amount of time on the outside of the unit as we do inside.  Our detailed inspection provides valuable insight on the building’s exterior-cladding and common area systems.

As part of our condo inspection,  we look at the roof, plumbing, electrical, structure.  We look at the building mechanical systems, your out-of-suite storage lockers and parking spaces. Also, we do look at exterior wall cladding & flashing details and report accordingly.   From there we go into the unit and do a room-by-room inspection and run the appliances.  We also perform a gas-leak-detection-test at all gas-fired appliances and scan for moisture at shower enclosures and exterior walls (from the inside).

Pre-Listing Inspection

When you’re selling a home, it’s important to know that your listing accurately reflects the home’s condition and value.  A Pre-Listing Inspection is a proven way to help differentiate your listing and attain your maximum selling price. Performed before putting your property on the market, the Prelisting Inspection provides you with full details of any current or potential problem areas with your property.

Performing a pre-listing inspection is an important way to making this a more predictable process.  Reduce possible delays in the selling process. The Pre-Listing Inspection is a check-point to validate your asking price before listing, and decide on a strategy for any recommended repairs.

This inspection is a careful evaluation of the home’s readily accessible areas, providing you with detailed information about any defects or areas otherwise in need of maintenance. At your own discretion, you can then either make necessary repairs or point out known issues when showing the home. Thermal Imaging Inspection

Thermal imaging or Thermography is a powerful home inspection tool used to help determine the functional condition of components such as in-floor radiant heating systems, insulation and a number of other building systems. We use our thermal imaging camera as part of our home inspections.

At ABC Home Inspections Service, we use this tool with all full home inspections at no extra charge; however, as with all inspection tools, thermal images are only used when determined useful. The benefits of using thermal images as part of your comprehensive home inspection include the ability to be aware of any inefficient and defective energy systems in your home, and the ability to outline the potential for higher costs to operate the home.
